Private lenders are a great source of funding for many real estate transactions these days.  As an alternative to institutional or bank financing, private lenders are able to work on a more personal level.  This characteristic of private lenders allows for less rigid underwriting standards.

Private lenders understand that good borrowers do not always fit the bank's requirements.  There are many reasons for this, including credit issues, property issues and more.

Working with private lenders is our specialty.  We will discuss your situation and look at the merits on a case by case basis.

The main goal when working with private lenders is to offer a secure investment.  This is typically accomplished through a reasonable loan to value.  With enough equity in the subject property, we can often overcome most other issues.

Our loan to value guidelines on properties can range from the 30% range for land to 60-65% on excellent properties in desirable locations.  Most often, our loan to value ratio is in the 50-60% range.
