Loans for land
purchase can be more straight-forward these days than land refinance
loans. When dealing with a land purchase, we can help obtain
funding for up to 30% of the purchase price.
In addition, we
can work with a seller carry back or cross collateralize other
property to reduce the amount of cash needed to close.
Typically our
loans for land purchase range from a duration of 12 months to 36
months, with longer terms being available in some circumstances.
Our hard money
land loans are usually interest only. We do have some
partnerships with various regional banks, allowing us to offer
institutional loans for land purchase, but oftentimes these are 5
year loans, with 5 year amortizations.
We prefer
Northern California land transactions, and specialize in the San
Francisco Bay Area. We can help with loans for land purchase
outside of this area, but the loan to value we are able to offer may
drop, depending on the transaction.
